Terms and Conditions

  1. On booking an apartment with Applerooms you automatically accept our Terms and Conditions.
  2. Booking the apartment
    1. Your apartment is booked upon receipt of full payment through our website.
    2. This payment can be made by major credit cards (Visa, MasterCard, American Express), or Paypal.
    3. Your booking is not confirmed until receiving a confirmation email from Appleroom.
    4. The confirmation email contains all your booking details such as the address of the apartment, contact details and other arrival and departure instructions.
  3. Prices
    1. All prices are quoted in euros and include VAT at the prevailing Estonian rate.
  4. Cancellation Policy
    1. In the event of cancellation, there is a cancellation charge corresponding to the number of days it was made prior to the day of arrival:
      1. More than 90 days before: 25% of the total amount.
      2. 30-89 days before: 50% of the total amount.
      3. Less than 30 days before: 100% of the total amount.
    2. All cancellations must be made via email or the contact form on our website. Cancellations by phone are not accepted.
    3. In the event that the guest changes the dates or apartment, it will be considered a new booking and will be subject to the standard cancellation procedures.
    4. Any cancellation, including force majeure, will be subject to the aforementioned cancellation policy. Thus, it is strongly recommended that clients purchase travel cancellation insurance.
    5. In exceptional circumstances we may find it necessary to cancel your booking and if so, we shall make all reasonable efforts to offer a suitable alternative. If this is not acceptable, we will refund any sum you have paid to us which shall constitute full and final settlement of any liability we may have to you as a result of such cancellation.
  5. Damage deposit
    1. Upon arrival guests will be asked to provide a valid credit card number as guarantee for the apartment and its content for any damages caused.
    2. You are responsible for taking all reasonable care of the property and its contents. The property and all equipment, utensils, furniture etc. must be left clean and tidy at the end of the hire period. Except in the case of normal wear and tear the hirer will be responsible for making good any damage to the apartment or its contents, which has occurred due to negligence, wilful damage or irresponsible behaviour on the part of those occupying the apartment or their guests. Such damage must be reported, without delay, to us.
  6. Arrival and departure
    1. The apartment will be available as of 13:00h, however we will always try to accommodate clients arriving early if we possibly can.
    2. Normal check-in time is between 13:00 and 20:00. If you are arriving after 20.00h, there is a late check-in fee of 30€.
    3. When finishing your stay, you should check out before or at 12:00. Appleroom reserves the right to consider late check-out as an extra night of stay.
    4. If you need to leave the apartment at a later time, please mention it early on and we will attempt our utmost to comply with your request.
    5. Please leave the keys on the table and close the door behind you after making sure that you have all your personal belongings with you and after ensuring that the main door to the building is not locked with a key.
  7. Number and identity of guests
    1. When booking the accommodation, client states the number of guests per apartment. The number of clients using the apartment should not exceed the number assigned to each apartment, except for in the case of infants under the age of two.
  8. Conduct in apartments
    1. Loud music and noisy parties are prohibited.
    2. Quiet hours are in effect from 23:00 to 08:00.
    3. Smoking is not permitted in the apartments or in the internal communal areas.
    4. Pets are not allowed unless permission has been specifically granted. Should a client still bring a pet, Appleroom has the right to charge an extra cleaning fee of €200 on client’s credit card, to avoid allergy problems for next guests.
    5. The client, on signing the contract at check-in agrees to behave responsibly on behalf of their accompanying party as well as themselves.
  9. Rights of Access
    1. Our representatives and subcontractors have the right of access to the property at any time, with due regard to the convenience of You, for the purpose of inspection of the property and to carry out any essential repair or maintenance work.
  10. Sanctions
    1. In the event that the client fails to comply with the aforementioned Terms and Conditions, Appleroom reserves the right to ask the client to leave the apartment, and the client in question can not request any form of compensation, including a refund for unused accommodation.
    2. Any compensation for damage to the apartment or its contents, and aforementioned late check-in or check-out fees will be charged on client’s credit card.
  11. Force Majeure
    1. We will not be liable for any delay, loss, damage or expenses incurred if your booking needs to be altered or cancelled or we are unable to perform our contractual obligations as a result of events beyond our reasonable control, which shall include but not be limited to events such as war, civil strife, terrorist activity, labour disputes, natural or man-made disaster, fire, flood, and adverse weather conditions.
